Oxford St, Bondi junction

Demolition of existing buildings on site and the construction of a 7 storey combined retail/commercial building, comprising of two basement carparks, one level of retail space and four commercial levels. Construction of this project included the temporary retention of an existing heritage façade, demolition of all existing buildings within the heritage façade and incorporating the heritage façade into the new building on both street frontages. The building was designed and constructed to achieve a 4 star NABERS rating.

The 360 Oxford St project included the construction of a 7 storey combined retail/commercial building, comprising of 374sq m of ground floor retail space divided into 4 tenancies, 411sq m commercial space on level 1, 264sq m commercial space on level 2, & 1,056sq m on levels 3-6, a total of 2,105sq m.

The Basement level included carparking for 13 vehicles, a shower room and bike racks. Construction of this project included the temporary retention of an existing heritage façade, demolition of all existing buildings within the heritage façade and incorporating the heritage façade into the new building on both street frontages. The building was designed and constructed to achieve a 4 star NABERS rating and incorporated innovative features such as a living Greenwall screen to provide shading on the Western façade, an entry lobby atrium that carries over 2 floors and a rooftop terrace.

  • Retaining and incorporating the existing Heritage Façade
  • Air rights issues with neighbouring property
  • The building footprint covered the whole of the site, resulting in materials handling challenges

ERA Springfield, Potts Point

Design and construction of a mixed use building comprising retail shops, supermarket and 45 luxury lifestyle boutique strata offices each with their own shower, balcony and basement carparking. The new Village Centre comprised 16 specialty shops on the ground level and includes a basement carpark with loading dock for retail tenants. Richard Crookes Constructions’ delivery team faced some major challenges on this project due to the constrained site location. With a frontage in a one-way street our company was unable to get large trucks down the lane therefore had to arrange all deliveries via smaller trucks. A crane was also installed during construction.

Richard Crookes Constructions also put stringent processes in place as the site was surrounded with residential properties and impact to them had to be kept to a minimum. Richard Crookes Constructions carried out a mailbox drop explaining to residents the extent of the works, the working hours and provided them with a phone number they could call 24 hours a day with any issues. This was particularly important during excavation and other noisy work activities.

Penrith Govt Office Building

Design and construction of a new seven storey government office building housing three major government tenants. The project included a 3 level basement carpark and adaptive underground connection to an existing access ramp and ground level plaza and landscape works. Richard Crookes Constructions developed a number of innovative techniques in working with the client to meet and exceed project objectives. The project structure was unique in itself. The State acted as owner, developer and landlord – an original approach to community ownership outside the traditional infrastructure segment. Richard Crookes Constructions worked with the client to build a commercial building that would attract high quality tenants (“good corporate citizens”) and reflect as such on the traditional commercial market.

The composition and arrangement of the base building fabric and passive energy treatment and harvesting processes, plant systems and interfaces represented an adaptive and innovative approach to construction for the commercial market place.

This project faced a number of challenges that Richard Crookes Constructions successfully overcame. The project was situated adjacent to high use public thoroughfares (incl. road and railway trunk routes). It was imperative that the area surrounding the site remained fully operational throughout the construction works. Richard Crookes Constructions was highly commended for achieving a disruption free zone and for ensuring undisturbed ongoing public operations. Despite testing ground conditions, involving working below the water table and latent geotechnical conditions, Richard Crookes Constructions handed over a defect free building to our client, on time and on budget.

The ground conditions were extremely challenging due to the presence of cobbles and river gravels, ranging in size up to approx. 400mm diameter, and flowing ground water. Additionally, because the site was land locked both piling and bulk excavation operations were somewhat restricted, Richard Crookes Constructions conducted ongoing detailed co-ordination and management to meet deadlines.

Queanbeyan Government Offices

The Queanbeyan Government Offices included the Design and construction of a four level “A’ grade office building with one level of basement parking to accommodate 101 cars, and four office levels with floor plates between 2,500m2 and 3000m2. There is a common commercial lobby entrance and separate shopfront entrances to three government departments and agencies. This project is designed to a 4 ½ star NABERS rating and featured performance glazing, mechanical services and energy efficient lighting to help accomplish the rating.

The project included training rooms, conference rooms with hi-tech audiovisual features and tribunal rooms for the government tenants. Interview rooms in the Juvenile Justice offices were sound proof and the project required the installation of audio loops in the tribunal rooms.

During construction switch room was moved from basement to ground floor as part of a safety in design initiative. This was seen as a preferred option against potential inundation during a flood and loss of critical services.

The Queanbeyan Government Offices project was adjoined to the Queanbeyan Showground. Works were scheduled around major events at the showground. Richard Crookes Constructions was also a major sponsor of community events held there as our initiation to support the local community.

Rhodes Corporate Park – Building A

Construction of a new office tower which has a 4.5 star ABGR Energy Rating. It consists of seven office floors plus a rooftop plant room, all constructed over an existing five level basement carpark. The existing carpark remained fully operational during construction.

Lithgow Government Offices
